New GST Rebate Available

The Federal Government has officially announced a new GST rebate for first-time home buyers, designed to make buying a new home in Ontario more affordable than ever before. This exciting new measure – called the First-Time Home Buyer GST Rebate (FTHB GST Rebate) – comes into effect for purchase agreements signed on or after May 27, 2025, and represents a game-changing opportunity for anyone entering the market for the first time.
What is the First-Time Home Buyer GST Rebate?
The FTHB GST Rebate allows eligible buyers to recover up to $50,000 of the federal portion of the HST paid on a new home. This means:
- 100% of GST is rebated on new homes priced up to $1 million
- A phased-out GST rebate is available for homes between $1 million and $1.5 million
- No rebate is available for homes priced at or above $1.5 million
This new rebate is stackable with the existing GST/HST New Housing Rebate, which can provide additional financial relief.
